Consult with sellers prior to open house and make suggestions for an effective open house.
Greet visitors by introducing yourself and handing a flyer. Be very brief. DO NOT give them your business card at this point.
Make sure all the lights are on and drapes, cartons, and blinds are open.
Following visitors is good and not so good. You don’t want your potential buyers be pressured or distracted. On the other hand, sometimes you might want to follow suspicious visitors. Let the situation present itself and take appropriate action.
Refrain from loud conversations on your phone or with your partner.
After visitors walk through, offer to answer any questions they might have. Answer visitors’ questions to the best of your knowledge. Don’t try to turn conversations into networking with potential buyers. If the buyer is interested in your services, you will know.
Your security is the most important thing. Make sure your office or partner or someone you trust knows where and when you’re holding an open house and ask them to call you periodically.
Be on the look out for suspicious activities. Leave the house temporarily if you feel you might be in danger.
Before you leave the house, check all the rooms and make sure everyone is out.
